Ceisteanna—Questions. Oral Answers. - Kildare Valuations.

asked the Minister for Finance if he will state whether, in respect of newly-erected houses in County Kildare, valuations are determined by the number of rooms and the floor area; and, if so, the basis of such determination.

In accordance with Section 11 of the Valuation (Ireland) Act, 1852, the valuation of newly-erected houses in County Kildare as elsewhere is based on their net annual value. In arriving at his estimate of the net annual value of a house the revising valuer is influenced by the number of rooms and the floor area, but he also takes into account the user of the premises, i.e., whether it is occupied merely as a residence or in conjunction with a farm, its situation, the materials used in its construction, the services laid on, the internal and external finish and everything which he thinks would influence the net annual value.

Can the Parliamentary Secretary get the Valuation Office to give a simple definition of the basis on which they arrive at these valuations?

As I pointed out to the Deputy, it is in accordance with Section 11 of the Valuation Act, 1852. Provision is made for the many factors that arise.

asked the Minister for Finance if he will state in respect of the 100 houses listed for the first time in the valuation lists for the current financial year for County Kildare, the number of such houses that had three rooms, four rooms and five or more rooms respectively, differentiating in each case between those with and those without water and sewerage, and, further, if he will state the total valuations of each such class of house.

The information asked for by the Deputy is contained in a tabular statement which, with the permission of the Ceann Comhairle, will be incorporated in the Official Report.
