asked the Minister for Local Government what the average cost of each local authority house has been for the past 12 months; and if he will give a breakdown of contributions by way of (a) subsidy, (b) rents and (c) rates.

Final cost details for 1970 as requested by the Deputy are not available in my Department. On the basis of tenders approved in 1969 the average all-in-cost of a typical three-bedroomed local authority house provided in the past year would be broadly in the region of £3,000.

The average annual cost of providing and maintaining such a house at the current interest rate is estimated at £304 a year made up in a typical letting of:—

asked the Minister for Local Government the average rent paid by tenants of all local authority houses in the country; and the average economic rent for these houses.

The average rent paid for a local authority dwelling in 1969-70 was £1 Os 5d a week.

Since local authority dwellings are of varying ages, sizes and standards, it is not possible to say what the average economic rent appropriate to them would be. The economic rent of a newly built four or five-roomed local authority house is generally of the order of £7 a week, exclusive of rates. The economic rent of newly built flats varies, from about £5 a week for a one-roomed flat to about £15 a week for a five-roomed flat.
