asked the Minister for Local Government if he will make a statement on his Department's decision on the application by CIE to construct a hotel in Dún Laoghaire.

Ostlanna Iompair Éireann appealed to me against the decision of the Dún Laoghaire Corporation refusing outline permission under the Local Government (Planning and Development) Act, 1963 for the construction of a 200-bedroomed motor inn including a nine-storey block, function rooms and car parking space on a site at and over the Dún Laoghaire railway station. After consideration of the available evidence including detailed submissions by the developers and the planning authority and the report of the inspector, I made an order on the 3rd July last deciding the appeal by confirming the decision of the planning authority and refusing the permission for the following reasons:—

1. The proposed development by reason of its magnitude and prominent location would be out of scale with its surroundings and seriously injurious to the visual amenities of Dún Laoghaire in general and the harbour area in particular, and its location on the seaward side of Crofton Road would result in the obstruction of views, both seawards and landwards, from many parts of Dún Laoghaire; the development would accordingly be contrary to the proper planning and development of the area.

2. The proposed development would generate increased vehicular traffic to an extent which would cause serious traffic congestion and interference with the free flow of traffic on roads in the area.
