asked the Minister for the Environment the average cost of erecting a local authority house (excluding the site cost) (a) in Dublin and (b) elsewhere in the country; and the average cost including the site cost (a) in Dublin and (b) elsewhere in the country.

The statistical information available to my Department relates only to tender prices which do not include the costs of land acquisition or costs arising from the operation of price variation clauses and may not include the cost of site development where this is carried out under a separate contract.

On this basis, the average tender price of a local authority house (a) in Dublin is £27,000 and (b) elsewhere in the country is £19,500. The above figures relate to the quarter ended 30 September 1983 which are the latest available.

asked the Minister for the Environment the average cost per annum of maintaining a local authority house (a) in Dublin and (b) elsewhere in the country; and the total cost of maintaining local authority houses (a) in Dublin and (b) elsewhere in the country.

The following table gives the information requested for the year ended 31 December 1982, the most recent year for which figures are available. The term "maintenance" includes improvements and pre-sale repairs. It is not possible to distinguish maintenance costs of houses from those of flats and accordingly the figures given include for dwellings of both kinds.
