asked the Minister for the Environment if a utility room with access to it from an outside door only is included in the total floor area for new house grant purposes.

As set out in the explanatory leaflet (Memorandum H.A.I.) furnished to all applicants for new house grants, any area within the external walls which is capable of being converted into a habitable area, even if there is no direct access to this area from the habitable part of the building, is included in the total floor area. However, a boiler housefuel store with external access and not more than 4 sq. m. (43 sq. ft.) may be excluded from the floor area of the house. The case the Deputy has in mind would have to be considered with due regard to the above criteria.
