119 Mr. Higgins (Dublin West) asked the Tánaiste and Minister for Enterprise, Trade and Employment the amount of land in Shannon which Shannon Free Airport Development Company has sold to property developers over the past five years; and the amount of money SFADCo has received in this regard. 120 Mr. Higgins (Dublin West) asked the Tánaiste and Minister for Enterprise, Trade and Employment the amount of land in Shannon which Shannon Free Airport Development Company has sold to private individuals for the purposes of building private dwelling houses during the past five years; and the amount of money SFADCo has received in this regard. I propose to take Questions Nos. 119 and 120 together.

I take it that the Deputy is referring in both cases to land sold for the purposes of development specifically for dwelling houses.
The total amount of land sold by Shannon Development to property developers, from 1994-1998, was 18.76 acres. This was disposed of in 13 individual lots ranging in size from 0.5 acres to 3.5 acres. The total amount of money received by Shannon Development in this regard was £497,006. In the period, no land for housing purposes was sold to private individuals.
All receipts from the sale of residential and commercial land within Shannon town are subsequently reinvested by Shannon Development in further development of the town infrastructure.

121 Mr. Higgins (Dublin West) asked the Tánaiste and Minister for Enterprise, Trade and Employment the process Shannon Free Airport Development Company has used for the disposal of development land to property developers over the past ten years, that is, tendering, private contract, auction; and if he will give a breakdown in this regard. Shannon Development has been operating the following processes for the disposal of land for development: by tender; by auction; by private treaty and by negotiation.

The process of disposing of land for development by tender, auction, and private treaty allows for competition, thus enabling Shannon Development to achieve the best open market price. These procedures ensure openness and transparency.

Negotiated sales take place on the basis of direct enquiries received from individuals or builders and prices are based on benchmarks established by previous auctions, tenders etc. In such cases, the sale price is also endorsed by an independent market valuation by an external estate agent.

A breakdown of sales under these four headings is not available.

122 Mr. Higgins (Dublin West) asked the Tánaiste and Minister for Enterprise, Trade and Employment the amount of money Shannon Free Airport Development Company received from the sale of the Kincora apartments in Shannon town centre. [9838/99]

The total amount received by Shannon Development from the sale of Kincora apartments, in Shannon town centre, was £506,000.

123 Mr. Higgins (Dublin West) asked the Tánaiste and Minister for Enterprise, Trade and Employment the way in which Shannon Free Air port Development Company will dispose of the 100 acres it has available for the provision of housing in Shannon; and when it will dispose of these acres. [9839/99]

These lands are currently being zoned for residential and associated services by the planning authority as part of the county development plan. The lands will be disposed of in response to market demand, in accordance with current practice i.e. by auction, tender, private treaty or negotiation, as appropriate, based on external independent valuations.
