487. Deputy Patrick Nulty asked the Minister for the Environment, Community and Local Government if it is lawful for a local authority to sanction a development without constructed drawings being provided by the developer prior to commencement; the remedy householders have if constructed drawings were not provided; and if he will make a statement on the matter. The requirements in relation to the plans, drawings and maps required to accompany an application for permission under section 34 of the Planning and Development Act 2000 are set out in Articles 22 and 23 of the Planning and Development Regulations 2001. Detailed structural specifications for the proposed development are not required to be submitted as part of the planning application. Where a planning application does not comply with the specified requirements, the application is invalid and will not be considered by the planning authority until all necessary documentation is submitted.
