Vol. 235 No. 8

Ceisteanna—Questions. Oral Answers. - Extension of Premises.

21.

asked the Minister for Local Government if he will say with reference to a premises (details supplied) the density of buildings and population permitted in the area; whether the limit has been exceeded; if so, by what amount; in particular why, having regard to the refusal by Dublin Corporation to permit an extension to the premises, he has since given permission; and whether similar permission will be given to all other householders in the street in question.

The draft development plan for Dublin city contains no restrictions relating to density of population. The density provisions relating to dwellings vary according to the district, the type of house and, in the case of flats, the number of storeys. The maximum number of flats permissible in this house in accordance with the density provisions of the development plan would be two, but in each case the circumstances must be taken into account including the pattern of existing development, the lay-out of the area and the extent of the curtilage. In the light of these factors, permission has been granted for the conversion and extension of the house to provide three flats. Any further proposals for the conversion of houses to flats would be dealt with on the merits of the particular cases. This, however, is a matter for the Dublin Corporation in the first instance.
