486 Mr. Penrose asked the Minister for Justice, Equality and Law Reform the process by which a person (details supplied) in County Westmeath will obtain copy of his deeds; and if he will make a statement on the matter. [12697/00]

In response to the Deputy's query, I can inform him that the Land Registry operates a system of registration of title whereby all relevant particulars concerning the land and its ownership are entered on special registers called folios which are maintained in the Land Registry. Title registration details on a folio are effected on foot of documents comprising title deeds, which are retained in the Land Registry as the basis to title.

Title registration-ownership details can be proved by producing a certified copy of the folio and the property is identified by producing a certified copy of the Land Registry map.
A certified copy folio may be had on application enclosing the appropriate fee of £5 and a certified copy folio and map may be had on application enclosing the appropriate fee of £20.
In the event that a registered owner requires a deed for the purpose of obtaining a loan from a lending institution, a certificate of title known as a land certificate may be had on application enclosing the appropriate fee of £20. A land certificate is a valuable document and should be kept carefully and securely.
I am informed by the Registrar of Titles that there are no dealings pending in respect of the folio number quoted by the Deputy.
